Before you move in:

Deposit 5 Weeks rent.

This will calculated as monthly rent times by 12 to give you yearly rent, then divided by 52 to give you wekkly rent, and then times by 5, to give you your deposit amount. for example rent = £1000 x 12 = £12000 divided by 52 = £230.77 x 5 = £1153.85 deposit held with a registered deposit protection service for the duration of the tenancy.

During your tenancy:


Amendment fee £50 (inc vat)

Amending terms and updating your tenancy agreement during your tenancy.

Other fees and charges:

Lost security items £60 (inc vat) plus item lost

Obtaining necessary permissions, sourcing providers and travel costs.

Out of hours services £55 per hour (inc vat) plus any costs incurred

Where actions of the tenant results in the agent or nominated contractor attending the property out of office hours. Our office hours are 9am to 5pm monday to friday and 9am to 12:00 Saturday, time to remedy the situation is charged at an hourly rate.

Unpaid Rent / Returned payments Interest at 3% above bank of England base rate from date due

Professional cleaning (if required) Will vary on the size of property. Removal of waste and furniture is additional to cleaning charges

1-2 bedrooms £500 (inc vat)
3-4 bedrooms £800 (inc vat)
5+ bedrooms POA (inc vat)
Garden tidy and removal of waste POA (inc vat) minimum fee of £400
Removal of waste and any furniture left at the property at the end of tenancy POA (inc vat) minimum fee of £400 (inc vat), + £100 (inc vat) per mattress, +£100 (inc vat) per sofa.

The property must be clear of ALL tenants belongings and furniture at the end of the tenancy or the above charges WILL be levied.
If a property is found to be exceptionally dirty additional costs will be added to the standard prices above.
These costs will be deducted from the security deposit or tenant directly invoiced.
